Holiday rental management fees in Marbella explained: common fee models, what full management includes, extra costs and what to check before you sign.

If you own a holiday home on the Costa del Sol and you're thinking about handing it over, the first question is nearly always the same: what do holiday rental management fees in Marbella actually look like? The honest answer is that the percentage on its own tells you very little. Two companies quoting the same figure can leave you with very different payouts, depending on what's included, what the fee is calculated on, and what gets billed on top.
Here's a plain-English guide to how management is usually charged, what a good service should cover, and the questions worth asking before you sign anything.
The three common fee models

The percentage model dominates because it keeps everyone pulling in the same direction: no bookings, no fee.
What's a typical percentage?
Industry benchmarks generally put co-hosting or channel management at around 10-15%, partial management at 15-20% and full-service management from 20% upwards, with luxury villas that need more hands-on care at the higher end. In Spain, 21% VAT (IVA) is added to the management fee, as it's a professional service — something UK and Scandinavian owners don't always factor in.
What matters more than the headline number is what sits behind it. An 18% fee that excludes cleaning, linen and maintenance can easily cost you more than 25% that covers almost everything.
What full-service management should include
Full service should mean you don't have to lift a finger day to day. At a minimum, expect:
- Listing and photography: creating and optimising your listing on Airbnb, Booking.com and a direct-booking website, with professional photos and copy in several languages.
- Dynamic pricing: adjusting rates daily for season, events and demand in Marbella. A flat rate all year almost always leaves money on the table.
- 24/7 guest communication: enquiries, check-in, issues during the stay and reviews.
- Check-in and check-out: meet-and-greet or self check-in, keys and house instructions.
- Cleaning and laundry coordinated between stays, with a property inspection each time.
- Maintenance: small repairs and calling out trades when something breaks — plus pool and garden care for villas.

- Statements: a clear monthly report of bookings, income, costs and your payout.
Costs that usually sit outside the fee
Even with full management, some costs are normally charged separately:
- Platform fees. Airbnb is moving all hosts to a single host-only fee, which for most is 15.5% of the booking amount. Booking.com also charges commission on every completed booking. Direct bookings through your own website avoid much of this.
- Cleaning. Usually paid by guests through the cleaning fee, but check who pays for deep cleans and extra turnovers.
- Laundry and restocking of linen, towels and amenities.
- Utilities and running costs: electricity, water, internet, community fees and IBI (council tax) remain the owner's responsibility.
- Repairs and parts: labour for minor fixes may be included; materials and outside contractors usually aren't.
- Onboarding: some companies charge set-up, photography or an initial inventory pack.
- Tax: rental income must be declared in Spain — as non-resident income tax if you don't live here. Speak to a tax adviser early on.
Gross or net: what is the fee calculated on?
This single detail changes the outcome more than most owners realise. The fee might be based on:
- The gross booking value (what the guest pays, sometimes including the cleaning fee).
- The amount after platform commission (what the property actually receives).
- The net figure after cleaning and other costs.
Always ask for a worked example of a real booking: guest price, platform fee, cleaning, management fee, VAT and the amount that lands in your account. If a company can't show you that simply, treat it as a red flag.
Questions to ask before you sign
- Exactly which services are included, and which are extra (and at what price)?
- Is the fee calculated on gross or net?
- Is there a minimum term or an exit penalty?
- Can I block dates for my own use at no cost?
- How and when are statements paid? Can I see bookings in real time?
- Who's responsible for guest damage, and how are deposits handled?
- If I leave, do the listing and its reviews stay with me?
